Tien Son – Ninh Son Industrial Park (EZPark Bac Ninh I) is the 17th industrial park of Bac Giang province, now part of Bac Ninh Province. Phase 1 of the project received investment policy approval under Decision No. 464/QĐ-UBND dated April 29, 2025 issued by the People’s Committee of Bac Giang Province. Prior to that, the project’s 1/2000 subdivision construction planning was approved under Decision No. 856/QĐ-UBND dated August 9, 2023. The project has a total planned area of approximately 222.98 hectares, including:
- Phase 1: 89.57 hectares located on the eastern side of the existing Cau River dyke (inside the dyke area), with a total investment capital of nearly VND 1,649 billion, including: investor’s equity: VND 250 billion, mobilized capital: nearly VND 1,399 billion
- Phase 2: approximately 133.41 hectares located on the western side of the Cau River dyke (outside the dyke area), reserved for future industrial park expansion after approval of the adjusted flood prevention and dyke planning for the Hong River and Thai Binh River systems.

II. Location of Tien Son – Ninh Son Industrial Park
Tien Son – Ninh Son Industrial Park is located in the southern area of former Bac Giang province, now within Van Ha ward, Bac Ninh province. The industrial park has direct connectivity to National Highway 17, National Highway 38, Hanoi – Bac Giang – Lang Son Expressway, Hanoi – Hai Phong – Quang Ninh Expressway. III. Infrastructure of Tien Son – Ninh Son Industrial Park
The infrastructure planning for Phase 1 of Tien Son – Ninh Son Industrial Park is designed as follows:
- Internal transportation system
The internal transportation network is planned with multiple road cross-sections: Section (2-2): 38m wide, including: roadway: 2 × 10.5m = 21m, median strip: 5m, sidewalks: 2 × 6m = 12m; section (3-3): 33m wide; section (4-4): 21m wide, section (5-5): 22.25m wide, section (6-6): 20.5m wide
- Power supply system:
The industrial park receives electricity from the existing 110kV power grid located in the southeast area through a planned 110/22kV transformer station with a capacity of 2 × 63 MVA, located in the southern part of the industrial park. The transformer station will also supply electricity to nearby logistics and service urban areas. In addition, rooftop solar power systems with a capacity of approximately 26.5 MVA will be integrated into the project.
- Clean water supply system
The clean water supply system has a capacity of approximately 3,200 m³/day, located in the southern area near the Cau River. The water plant developed by the investor will supply water to the entire industrial park and support surrounding residential areas. Raw water sources are taken from the Cau River, combined with water supply from the DNP Water Plant. The water distribution system is designed as a closed-loop network, with pipeline diameters ranging from D110 to D250.
- Wastewater treatment system
Wastewater treatment plant capacity: 2,300 m³/day
Developed in cooperation with a leading European wastewater treatment contractor and technology provider. Treated wastewater meets Column A – Table 1 standards under QCVN 40:2011/BTNMT. Part of the treated water will be reused for: landscape irrigation, road cleaning
- Fire protection system:
The industrial park applies a low-pressure firefighting solution, allowing fire trucks to access water from hydrants installed along the water supply pipelines. The fire hydrant spacing: ≤150 meters and fire reservoirs and pumping stations designed according to national standards.
- Telecommunications system:
The project includes a fully integrated underground telecommunications infrastructure system, including: technical trenches, cable conduits, manholes and cable chambers. The telecommunications system is synchronized with the road network and connected to the regional telecommunications infrastructure. BTS stations are planned within green areas, medians, and sidewalks to ensure both technical efficiency and aesthetic landscape design.
It also has a high-speed fiber optic network, internet services provided by leading telecom operators such as: Viettel, VNPT, FPT.
