Kim Bang I Industrial Park, Ha Nam Province

Kim Bang I Industrial Park was approved for a 1/2000 scale according to Decision No. 789/QD-UBND dated July 19, 2023, by the People’s Committee of Ha Nam Province, and approved for the investment policy of the infrastructure construction and business project according to Decision No. 1620/QD-TTg dated December 15, 2023, by the Prime Minister.

I. Overview of Kim Bang I Industrial Park

With a total investment capital of VND 2,653 billion, Kim Bang I Industrial Park covers an area of 230 hectares. The project is scheduled for construction and land clearance from March 2024 to March 2027, and put into operations from April 2027 onwards.

Neighboring areas such as Phu Xuyen, Ung Hoa, and Lac Thuy, with a total population of approximately 1 million people. The area has no industrial parks, which means an opportunity for Kim Bang I Industrial Park to attract a large labor force.

II. Location of Kim Bang I Industrial Park

Kim Bang I Industrial Park is located in Kim Bang District, Ha Nam Province. Kim Bang District lies at the northwest gateway of Ha Nam, which is considered as a key area for the province’s industrial and service development. It is also a significant tourism development center and an important traffic and communication hub in the southeast of Hanoi.

Connectivity:

To the North: Adjacent to the Tan Lang Bridge branch road
To the South: Adjacent to Dong Hoa Industrial Cluster and residential area.
To the East: Adjacent to Le Ho Industrial Cluster and residential area.
To the West: Adjacent to the new planned road connecting Ring Road 4 – Ring Road 5.

Kim Bang I Industrial Park is situated near Dong Van IV Industrial Park, Le Ho Industrial Cluster, and adjacent to the N2 road branch of Tan Lang Bridge, invested by the People’s Committee of Kim Bang District, which connects the project to:

National Highway 38
National Highway 21B (expected to be completed and put into use by December 2023)
The road connecting Ring Road 4 – Ring Road 5, currently invested by Ha Nam Province (expected to be completed and operational by 2025).

Kim Bang I Industrial Park connects to the center of Hanoi via the new roundabout. Additionally, thanks to the construction of Ring Road 4 (expected to be operational in 2025) and Ring Road 5 (expected to begin operation in 2030), the industrial park will become a connectivity hub for the entire Northern and Central regions.

III. Infrastructure in Kim Bang I Industrial Park

At present, the land is relatively flat, with a slope direction primarily from north to south and west to east. This area consists of rice paddies and irrigation channels. The research area occupies land used for double-crop rice cultivation and does not include any historical or cultural monuments. In terms of land use structure, the project will allocate approximately 167 hectares for factories and warehouses, over 5 hectares for industrial park services, 26.6 hectares for green spaces and water surfaces, 2.4 hectares for technical infrastructure, and more than 29 hectares for transportation.

Below are the detailed plans for Kim Bang I Industrial Park:

Internal road: The main road is 43 meters wide running north-south, and a 36-meter wide road running east-west traverses the project site.
Power supply system: Electricity is provided from the national grid through a 110/22KV substation with a capacity of 2×63 MVA.
Clean water supply system: Clean water is supplied at a capacity of 12,000 m³/day and night.
Wastewater treatment system: The wastewater treatment plant has a capacity of 6,200 m³/day and night.
Telecommunications system: Meets international standards.
Other amenities: police station, a general clinic, a bank, warehouses, a fuel supply station, and a post office.

Surrounding Kim Bang I Industrial Park are comprehensive social infrastructure projects such as high-end urban areas, tourism projects, and recreational facilities, ready to serve the local population and workers in the industrial park. Specifically:

An urban area with a total area of 16.8 hectares is planned right next to the industrial park.
Adjacent to Kim Bang I Industrial Park, there are two social housing and worker housing projects with areas of 12.1 hectares and 5.08 hectares, respectively, aimed at providing housing for workers and employees at Kim Bang I Industrial Park.
Kim Bang I Industrial Park is located near the Legend Valley Country Club commercial and sports complex in Tuong Linh Commune, approximately 2.5 km away, which includes a golf course, park, recreational facilities, restaurants, and a shopping center.
